Application Criteria

At Go 2 Realty and Property Management, all applicants are encouraged to call before applying if concerned about not meeting any of the following requirements.

Go 2 Realty will conduct a credit check on all applicants. Credit scores will be averaged for the primary applicant, with a score of 600+ required. Scores below 600 will be considered on a case-by-case basis, and approval may depend on TransUnion software recommendations.

Applicants must meet income requirements where rent plus monthly debt payments must not exceed 60% of verified income.

A $250 refundable pet fee is required per pet under the guidelines of the lease. Renters insurance is also required. Service and ESA animals are exempt from fees but must have proper documentation.

Self-employed applicants must provide a bank statements or a copy of prior-year tax returns for income verification.

We will conduct a background check on each applicant over 18. Felony convictions or evictions within the past five years will be reviewed on a case-by-case basis.

A prior rental history check will be completed for the primary applicant unless they had a mortgage payment, which will be verified through their credit report.
